Property Description
9 Berry Meadow is set on a corner plot giving more space around the property than comparable examples. The internal presentation is excellent with a number of improvements made such as installation of a new oil fired boiler which was fitted in 2019 and a modern “Nest” heating system which can be controlled via smartphone and the wall mounted electric dial.

Access is gained through the front door which is sheltered beneath a canopy porch and gives entrance into the spacious hallway having stairs rising to the first floor and attractive floor tiles.

To the right of the hallway is a spacious sitting room which is particularly bright due to having windows to the front and the rear. There is a chimney breast to the one side which currently has an attractive fireplace with Spanish style tiling and an electric fire. The new owners could have a log burner installed if they so desired.

To the other side of the hallway is a kitchen / dining area. This has a number of base and wall mounted units in a cream finish with contrasting worktops and Spanish style tiles to splashback areas. There is space, power and plumbing for a range of white goods and further space under the stairs where a tumble drier is currently housed.

Importantly for modern living, there is space within the kitchen for a large table and chairs, making it an ideal space for entertaining and every day family life. Finally from the kitchen is a side door leading directly into the rear garden.

To the first floor there are three bedrooms, all of which are a good size with the master bedroom having fitted wardrobes. Also to the first floor is a family bathroom comprising a bath with shower above, wash hand basin and W.C.

Garden and Grounds
The large rear garden is really the ‘Wow factor’ to this property. It wraps itself around to the one side of the house creating a raised decked area which is ideal for entertaining and alfresco dining. There is a large area laid to lawn which is ideal for use as a play area for young children and well stocked herbaceous borders. The oil tank which supplies the central heating system is sited to the one side and there is access to the front via a timber full height gate.

To the front of the house is the lawned foregarden with herbaceous borders and low picket fencing. To the one side is a graveled driveway however at present there is not a dropped curb, this can be applied for via Stratford upon Avon district council.
